Selling a property can be one of the most stressful things in life, therefore selecting the right estate agent to represent you is crucial.
Many people believe that you get what you pay for, and that the cheapest option available, often provides the worst results. Well I can safely say, they couldn't be further from the truth.
The two most important factors when selling a property is firstly the service your estate agent offers yourself and your buyer. And secondly, the marketing stategies that are used to market your property to the buying public.
Communication between estate agent and the seller (vendor) is essential, therefore regular updates and feedback are at the very top of our priority list.
Whether you decide to instruct us or another estate agent, I would strongly recommend that as standard, they:
- should be a member of the 'Ombudsman for Estate Agents' and OFT (Office of Fair Trading)
- should offer you a direct dial to your very own personal estate agent at all times
- should handle all telephone and email enquiries within an agreed timescale
- should market your property on key portals such as Rightmove
- should have a clear, set fee structure from the outset, so you know what your total costs are going to be
- do not penalise you for going with another estate agent at the same time
- do not charge you a termination fee for coming out of the market
- do not tie you into a contract, preventing you from changing estate agents
- offer you the option of receiving regular statistic updates on the volume of potential buyers viewing your property online
- provide you with feedback from all viewers within 48 hours of a property viewing
- ensure that your buyers carry out a survey on your property within a timely fashion
